Our average time to lease is 14-21 days from listing. Properties priced correctly and in good condition typically lease faster. We'll provide a competitive market analysis to ensure optimal pricing.

Do I have to approve tenants?

Yes! We present all qualified applicants with our professional recommendation, but you always have final approval. We'll never place a tenant without your consent.

What if my tenant doesn't pay rent?

We enforce late fees per the lease agreement and immediately begin collection efforts. If necessary, we'll coordinate the eviction process (legal fees separate). Our thorough screening minimizes this risk.

How do I receive my rental income?

Rent is deposited directly to your bank account by the 10th of each month. You'll receive a detailed statement showing all income and expenses via our online owner portal.

What's the lease term?

Standard leases are 12 months. We can accommodate 6-month leases if preferred, though annual leases provide better stability. Month-to-month is also available at higher rates.

Can I cancel management services?

Yes. We require 60 days written notice. There are no long-term contracts or cancellation penalties. We're confident you'll love our service, but flexibility is important to us.
